Before buying or selling a home, be sure that your agent requests a Property Disclosure Report. These reports show you exactly where your house lies in relationship to natural hazards such as seismic hazard, flooding, and fire zones. Many reports also outline the mello roos, taxes, and other information that may become important to you.
As a seller, be sure that your agent orders a Property Disclosure Report to limit your liability. You and the buyers will both get a copy of the report and will sign that you have read and understand the report. This will limit the liability that you hold in disclosing any natural disaster problems with the house.
As a buyer, it is extremely important that you receive a Property Disclosure Report. Make sure that you know what the risks are before buying the home so you can make the appropriate arrangements later on. Don't be surprised... make sure you get all the disclosures you need to make an informed decision.
